Most Airbnb operators built themselves a second job.
I built a business — and I'll show you how.

25 units. £13k/month net by month six. Two hours a week. The free Operator Foundations Course is the same diagnostic, unit economics, and landlord-acquisition system that runs my Airbnb management business today — yours, no charge, in exchange for one short form.

12 lessons · ~60 minutes · no credit card. The same systems running RPM today.

If your business sounds like this, you're not failing — you're missing a system.

I've spoken to hundreds of UK Airbnb operators. The frustration is almost word-for-word the same. If any of these land, the Operator Foundations Course was built for you.

“My phone doesn't stop. I've got three units and I feel like I'm running five.”

EARLY OPERATOR 1-5 UNITS

“I've bought three property courses already — none of them cover the management side properly.”

RESEARCH-FATIGUED

“Every signed property feels like luck. I don't actually know where the next landlord comes from.”

STUCK ON ACQUISITINO

“If I had 10 properties this would completely break. So I stay small and call it strategy.”

STUCK ON OPERATOR - UP TO 20 UNITS

“I'm making decent money but I can't enjoy any of it. My other half is getting sick of it.”

THE 3AM VOICE

“I don't need more information. I need someone who's actually done it to tell me what to do.”

DECISION STAGE

Not a course creator. An operator who'll teach you what's working right now.

Every framework in the Foundations Course came out of a real business — a 22-bed hotel, a seven-flat apart-hotel exit, and an Airbnb management arm running 25 units. Nothing borrowed. Nothing theoretical. What's actually running today.

I was 22 when I bought a 22-bed hotel with raised finance. I was 24 when I'd grown Rich Property Management from £0 to £13k/month net profit in six months — while working roughly two hours a week on it. The systems behind both are what I now teach.

The Operator Foundations Course

The 12 lessons that close the biggest gap between operators who scale and operators who stall. Built for UK-based operators — researchers, early-stage, and those stuck running 5–20 units.

What You Get

01

The 5-Pillar Operator Diagnostic

Find the exact part of the business that's actually broken — revenue, ops, finance, acquisition, or team. Most operators are wrong about which one.

02

Unit Economics That Actually Work

The simple P&L every operator should run. Why your management fee is probably £500–£2,000/month under-priced per landlord.

03

Landlord Acquisition Without the Lottery

How I sourced my first 10 landlords with zero cold outreach — and why "rent-to-rent" was a trap I avoided on purpose.

04

The 2-Hours-a-Week Architecture

The handful of decisions that decide whether you build a business or build yourself a job. Most operators get this wrong in week one.

05

When to Scale, When to Hold, When to Hire

A clean decision tree so you stop making the call on instinct — and stop staying small because growth feels dangerous.

~60 minutes total. Built to be watched in one sitting on a Sunday evening, then revisited as needed.

Educational content only — not financial or investment advice.

This won't be for everyone — and it shouldn't be.

I work best with people who are commercially serious. If you're somewhere between curiosity and commitment, the free course will tell you which side of the line you're on.

You're 18+ and either operating Airbnbs already, or seriously committed to launching inside 12 months

You're UK-based and treating this as a real business — not a passive-income side hustle

You'd rather follow a proven system than reinvent the wheel

You want a business that runs without you, not a 70-hour-a-week version of the same trap

You're under 18, or signing up “just to see” with no intent to act

You're chasing the latest strategy — rent-to-rent today, arbitrage tomorrow, crypto next week

You believe a course will do the work for you

You're looking for guaranteed returns or financial advice — this is operator education, not regulated advice

Steven Rich British Property Investor

Find a way, or make one.

I was a top-10 ranked U10 tennis player in the UK before I'd really decided what I wanted from sport. Then I picked up hockey and represented England Juniors at 15, inside four years of starting. By university I was playing Premier League BUCS Hockey and reading Mechanical Engineering at the University of Birmingham.

I left the degree two years in. Not because it was hard — because the price-to-outcome maths didn't add up for what I actually wanted. I co-founded an apart-hotel, scaled it, exited it. I raised finance and bought a hotel; grew its revenue by 50% in year one and hired myself out of the day-to-day. Then I started Rich Property Management with £0 and built it to £13k/month net by month six.

Discipline got me here. Motivation didn't. Now I teach UK operators the same systems — the unit economics, the landlord acquisition, the SOP architecture — that I built and use myself, every week, on a real portfolio. Built in the trenches, not taught from theory.

The businesses that taught me what I now teach.
